1. When do you mail out bills?
Regular bills are generally mailed out in late April for
the June 5 due date, and late October for the
December 5 due date. During the course of the
year outstanding bills are mailed out for parcels that have
had address changes, Tax Relief for Elderly and Disabled
adjustments, Land Use Assessment rollback adjustments, assessment
adjustments, new construction, or re-titled.
2. I did not get my bill, what do I do?
Call us or e-mail us for the information. We can be reached
at 703-777-0280 or taxes@loudoun.gov.
It is your responsibility to ensure your taxes are paid by the
due date, regardless of whether a bill or a notice has been
received.
3. How do I change or correct my address on my Real
Estate bill?
Contact the Office of
the County Assessor at 703-777-0267 or send an e-mail
to assessor@loudoun.gov.
4. What do I need to do to get my name corrected on the
bill?

If your deed reads incorrectly, you must contact the Clerk
of the Circuit Court at 703-777-0270 or e-mail circuitclerk@loudoun.gov.
5. I just received my tax bill and it is significantly
different than my neighbors in the exact same house. Why?
The amount of your tax bill corresponds to your assessment.
You may verify assessment information online through the Loudoun
County Assessment & Parcel Database. This will
provide you with some basic information used to determine your
assessment. You may want to consider consulting this
information first to determine if there are any specific area
of concerns; for example, a finished basement, number of
bathrooms etc. All assessment questions or concerns should be
directed to the Assessor's

6. When will my taxes be due if I am appealing my
assessment?
Taxes are due on their due date regardless of whether an
appeal is taking place. Taxes not paid by the due date will
result in a 10% penalty plus a monthly interest charge. If you pay your taxes in full, and
there is an assessment change, any overpayment will be
refunded. Assessment appeals do not relieve you of paying
taxes by the due date.
7. How can I pay my real estate taxes?

8. Can I make partial payments or installments on my real
estate taxes?
Yes, you may make partial payments for your taxes. At the
present time, we do not have an automated way of offering you
installment payments option. All taxes must be paid in full by
the due date to avoid any late payment penalties and/or
interest. Please be sure to include your tax map number on you
check.
9. How long does a payment take to post to your system?
All real estate tax payments are processed and posted
within two business days of receipt. However, during high
volume times, at or near a tax deadline, it may take up to
five business days for a payment to post.
10. If I can't pay my taxes what happens?
If you are having problems paying your bill, contact us
immediately. While we are unable to waive any penalty or
interest that accrue, we may be able to help you set up a
payment plan to avoid other collection efforts or potential
tax sale of the property. Call us at 703-771-5656.
For those age 65 or older or disabled, you may qualify for Tax
Relief for the Elderly or Disabled.
11. What is the grace period for paying my taxes in full?
Tax bills are due on their due date. We do not have a grace
period like many private companies. Tax payments mailed must
be postmarked by the due date in order to avoid late payment
penalties.
12. I received multiple bills for the same parcel- but
different amounts. What are they for?
There may be a variety of reasons for this.
First, Loudoun County has a number of Special Tax districts
throughout the county in addition to the Regular Tax District.
Your parcel, if within one of the special tax districts, may
have an additional tax due. Some mortgage companies do not pay
for special tax districts. It is your responsibility to ensure
taxes are paid for all districts by the due date.
Secondly, if you have recently purchased a newly
constructed home, you may receive a tax bill for the prorated
assessment on the improvement and a separate land only bill.

13. What is a Construction Supplement Bill?
A construction supplemental tax bill represents an increase
in assessed value for new construction completed after the
original January 1 assessment for each year. A supplemental
assessment could be for new structures, home, deck, or
additions and renovations to your existing house. It could
also be for a house or structure that was under construction
as of January 1, and has since been completed. The
construction supplement bill is generally only for the
improvements on a lot, and does not include any taxes that may
be due for land associated with the structure.
The construction supplement is billed to the current owner
of record at the time the billing is generated. Dependent on
the timing of settlement and deed updates through the Clerk of
the Circuit Courts, the bills may be initially generated to a
builder or land owner, and not the legal owner. Subsequent
updates may generate a change of ownership and all unpaid tax
bills associated with a construction supplement and land are
then generated to the new owner.

14. We just purchased a new home, and believe that all
taxes were taken care of at settlement. Why are we getting
this tax bill?
As the legal owner of the property, you are responsible for
ensuring the taxes have been paid. If a settlement company or
attorney was involved in purchase/sale, contact them
immediately. Failure of a third party to forward taxes to us
in a timely manner, does not relieve you of your tax
responsibilities.
If this is a newly constructed home, the credit on a
settlement statement at closing is generally for land only,
not on the actually structure. The first year of tax billing
will generally be a land only bill and then a construction
supplemental bill for part of the year the new structure was
partially or completely constructed. Assessment questions on a

15. I received a real estate tax bill, but I escrow my
taxes. Why am I getting it?
We do not automatically send tax information to mortgage
companies. By state code, we are required to send information
to mortgage companies if they request it. With the growth of
the county, we rely on mortgage companies to request the
information. Most of the large mortgage companies work closely
with us and request tax information electronically on specific
parcels each tax period. Others may rely on you to provide
that information to them.
If taxes have not been paid, state code requires us to send
the delinquent billing to the legal owner who is responsible
for the taxes. You must contact your mortgage company to
determine if the payment has been made, when and to whom. We
recommend getting a check number, date issued and dollar
amount to aid in any research. Failure of your mortgage
company to pay the taxes on time does not relieve you of your
tax liability and any late payment penalties and/or interest.
16. How can I find out if my mortgage company committed to
paying my taxes?
Contact the Treasurer's Office at 703-777-0280. We may have
information from your mortgage company that indicated they are
intending to pay your taxes from escrow.
17. The most recent tax bill was paid, but now I
received a delinquent tax bill. Why?
Per Virginia State code, all delinquent taxes must be paid
before any current tax liability can be satisfied. Your parcel
may have had taxes from another period or special tax district
that did not get paid on time or in their entirety. Your
recent tax payment may have been applied to delinquent taxes.
Delinquent taxes may be the result of non-payment, payment
postmarked after a due date, or additional penalty and
interest still due.
18. I just refinanced with a new mortgage company, what
should I do?
If you escrow for taxes, you should forward a copy of your
tax bill to your new mortgage company to ensure payment. Be
certain to follow up with your mortgage company to ensure
payment is made timely.
19. My mortgage company said they paid my taxes, and now
you are telling me I can not get a building permit because the
taxes are delinquent?
The Uniform Statewide Building Code under
Zoning Ordinance 6-403, allows us to deny any permits if your
taxes are delinquent. Since, many of the mortgage companies
send payments in right at the tax deadline, which may impact
your ability to obtain a permit, please provide our office
with a mortgage company contact person who can confirm that a
payment was sent in or is enroute.
20. How do I find out information about tax sales
throughout the county?
